Wheelchair Friendly property. A delightful newly converted stone barn situated on a small farm within walking distance of the village of Newport and the beaches of Parrog and Aber Rhigian; both of which are on the Pembrokeshire Coastal path. Newport is filled with stone and colour washed cottages, making it very picturesque. There are several pubs, cafes, shops and galleries in the village. Nestling in at the foot of Carningli mountain overlooking Newport Bay, this property really does occupy a great location, available locally are golf, fishing, bike hire, walking, horse riding and boating facilities. The owner has renovated the building with thought and care; including access for wheelchair users and a ~drive in shower~. Fresh hot bread and cakes are available daily from the owners daughter in law. In the low season weeks, the owner is happy to offer a reduction for small parties - maximum of 2 bedrooms to be used. Accommodation

Entrance leads into open plan kitchen/dining and living room, which has exposed stone walls, some original arrow windows and high open rafters.

KITCHEN - This area has a tiled floor and is well fitted with a range of units incorporating dishwasher, fridge/freezer, full size electric cooker, and microwave oven.

DINING AREA - The dining area has a large farmhouse dining table and chairs.

SITTING AREA - The sitting area has a laminate floor, with rug, comfortable seating for 8, occasional furniture, color TV, DVD, video and HiFi.

There are 3 bedrooms, Bedrooms 1 and 2 are on the ground floor and have extra wide 3\' doorways.

BEDROOM 1 has a coastal view and open beamed ceilings, it is furnished with a king size bed, bedside tables, wardrobe and dressing table.

BEDROOM 2 also has a coastal view and is furnished with twin 3\' beds, chest of drawers, and a wardrobe.

BEDROOM 3 is upstairs and has limited headroom, there are coastal views from the velux windows and the room is furnished with four 3' beds, bedside tables and clothes hanging space.

EN-SUITE CLOAKROOM There is an en-suite with, WC and wash hand basin.

A standard cot and high chair are available. Bed linen, duvets and towels are provided.

SHOWER ROOM (DOWNSTAIRS) is suitable for wheelchair access as it has a drive in shower with non-slip flooring, WC and vanity wash hand basin.

UTILITY/SHOWER ROOM - There is also a utility room with an automatic washing machine and a second shower.

Full oil fired central heating throughout the property, this and electricity is charged for according to use. There is a courtyard area with garden furniture and barbecue equipment to the fore of the property and a lawned garden to the rear. There is ample parking for 2 cars in front of the property, more close by. Up to two well-behaved pets are welcome at the cottage. An internet connection is available for the cottage. No smoking in the property.
